Most AC failures in Southwest Florida come down to a short list: electrical parts worn out by constant runtime, clogged condensate drains, restricted airflow, dirty coils and refrigerant leaks. The skill is in finding which one, and not replacing parts on a guess.
When to call
- Air from the vents isn't cold, or the house won't get below a set temperature
- The system won't start, or starts and stops quickly
- Water around the air handler, in the drain pan or on a ceiling
- Ice on the copper lines or indoor unit
- New buzzing, grinding, rattling or a burning smell
- Your power bill jumped without a change in how you use the AC
What the work covers
Electrical components
Capacitors, contactors, relays, fuses and wiring. Constant cooling wears these out, and they cause a large share of no-cooling calls.
Motors and fans
Outdoor condenser fan motors and indoor blower motors, including variable-speed (ECM) motors.
Condensate system
Drain lines, pans, traps and float safety switches, cleared and verified to flow.
Refrigerant side
Leak search, repair and correct charge by weight or by manufacturer method. Handled only by EPA 608-certified technicians.
Controls
Thermostats, control boards and sensors, including compatibility with smart thermostats.
How we do it
We follow the same order on every call: thermostat and power, airflow and filter, indoor coil and drain, outdoor unit and electrical, then the refrigerant circuit. We measure temperatures, voltages, amperage and pressures, and we show you the numbers. If refrigerant is low, we look for the leak before talking about adding any. After the repair, we run the system and record the readings again.
Your options
| Option | When it fits |
|---|---|
| Repair the failed part | A single component has failed and the system is otherwise sound. This is most calls. |
| Repair plus maintenance | The failure was caused or worsened by a dirty coil, clogged drain or restricted airflow. |
| Leak repair and recharge | A leak can be found and repaired at a reasonable cost on a system worth keeping. |
| Replacement assessment | A major component (compressor, coil) has failed on an older system, or repairs keep recurring. See repair or replace. |
What affects the price
You get a written estimate after diagnosis or assessment, before any work starts. These are the things that move the number:
- Which part failed and whether it's in stock
- Access: attic, closet, roof or garage air handler
- Refrigerant type and amount, and whether a leak repair is needed
- System age and warranty status
- After-hours or urgent scheduling
